I don't like that podium, very industrial-looking from the drawings, maybe better in real life. It looks like the amount of units dropped, but podium is the same size.
Maybe if the first floor (retail) had higher ceilings, massing would not stand out as much. I feel like it helps in Water by the Park case.
New revisions submitted:
- Amount of units lowered from 462 to 384
- Podium lowered to 4 levels
- All units are rentals now!
- Heights 117.4, a bit lower, than the original proposal.

Thank you for sharing this, Rhonda. It makes a bit more sense now, I didn't know they were selling the "project" and not actually planning to develop it.
Not surprised at all. One of the developments makes sense the other doesn’t. You actually need to drive through this community to understand. There was a reason council turned this site down 3 years ago and said townhomes. This developer should have done due diligence. He is just upset he lost his cash cow. He is trying to sell it for 8 million based on the approval of the city permits he expected. Did you know the developer has the property listed for sale at a significant profit boasting on the sales listing of permits to build in August. Does the greed change your opinion at all , he is composing as he lost his cash cow. He should have done his due diligence and would have known this site was declined for this type of development in the past. Good on the developer for calling out the inconsistency with a similar unit being approved a block away. Hopefully they reconsider, and as the article states, can work out the fine details during the development permit instead of this rezoning request.

It actually was declined previously as well 3 years ago and the developer at that time was told to come back with townhomes. He sold it instead at a large profit citing the future OCP. The 2 locations are vastly different even though close together.
Wow what, so weird. I don't see what is so different about this proposal compared wit other approved housing, especially as we need more rentals. It is for sure a "rare decision".
